What is happening now?

3. Desired outcome

What should be true when the job is finished?

4. Photos or video

Show the work area and surrounding context.

5. Measurements or quantities

Only where relevant and reasonably reliable.

6. Timing

Emergency, this week, flexible, before tenant move-in, before closing, etc.

7. Constraints

Pets, tenants, stairs, gated community, condo rules, parking, limited hours, occupied rooms, fragile finishes, or known permit issues.


Information that often creates false precision

Avoid presenting guesses as facts:

  • guessed square footage;
  • guessed diagnosis;
  • guessed wire size;
  • guessed pipe material;
  • guessed structural condition;
  • guessed equipment capacity;
  • guessed permit requirement.

If uncertain, label it as uncertain.

“Homeowner estimates room at 12 × 14; contractor to verify” is much safer than pretending the dimension is certified.

Budget estimate

Useful for early planning. May rely on assumptions and ranges.

Site-verified estimate

More detailed, but may still contain allowances and unknown-condition exclusions.

Fixed or firm proposal
