What to expect

How should you prepare for exterior repair or fence work?

A typical exterior and light construction project moves through a predictable sequence, but the exact duration depends on scope, access, materials, approvals and what is discovered once work begins.

The answer

Here’s what actually matters.

A typical exterior and light construction project moves through a predictable sequence, but the exact duration depends on scope, access, materials, approvals and what is discovered once work begins.

Florida licensing boundary

Who must handle the regulated work.

“Light construction” is not a licensing exemption. A simple nonstructural task may have different requirements from work affecting structure, the building envelope, utilities or other regulated systems. The exact scope and jurisdiction determine which contractor license, permit or design professional is required.

The usual sequence

  • condition/site review
  • layout and approvals
  • demolition
  • support/assembly work
  • finish/restoration
  • function and closeout review

What you can do before work starts

  • mark property/association constraints
  • show the whole assembly, not just the damaged spot
  • identify utilities/irrigation near excavation
  • decide the functional result you need

What can move the schedule

Material availability, access, weather where relevant, inspections, owner selections and newly discovered conditions can change the sequence. The right response is an updated plan, not pretending the original date is still guaranteed.

What completion should leave behind

  • layout/material confirmation
  • support/attachment photos where relevant
  • finished operation/alignment photos
  • required permit/inspection records

The next useful question

What happens after you send OttoServ a project?

After you send OttoServ a project, the first job is to understand the work—not automatically dispatch somebody. Otto uses your description, photos and project details to identify what is clear, what is missing, whether a licensed trade or site visit is needed, and what the next decision should be.

Repair an exterior feature or replace the whole assembly?

Repair when the failure is isolated and the supporting assembly is still sound. Rebuild when deterioration, movement, rot, corrosion, failed posts/supports or repeated patching affects enough of the assembly that a localized repair would attach new work to failing material.
