Scope guide

What should a fence or gate project scope include?

A complete exterior and light construction scope should tell you exactly what is being changed, what preparation is included, what remains outside the work, and what “finished” means.

The answer

Here’s what actually matters.

A complete exterior and light construction scope should tell you exactly what is being changed, what preparation is included, what remains outside the work, and what “finished” means.

Florida licensing boundary

Who must handle the regulated work.

“Light construction” is not a licensing exemption. A simple nonstructural task may have different requirements from work affecting structure, the building envelope, utilities or other regulated systems. The exact scope and jurisdiction determine which contractor license, permit or design professional is required.

What a complete exterior and light construction scope includes

The scope should describe the actual work package, not just the trade name.

  • exact assembly/area involved
  • repair versus removal/rebuild boundary
  • material and finish
  • posts, supports, fasteners or attachments
  • property/HOA/permit constraints
  • demolition, disposal and surrounding restoration

What should be specific before pricing

Quantities, locations, selected products or clear allowances, preparation assumptions and restoration boundaries should be visible enough that two people can understand the same job.

The gaps that cause change orders

  • one quote repairs only visible damage and another replaces the supporting assembly
  • material grades or hardware differ
  • demolition/disposal is handled differently
  • site/grade complications are included or excluded

Bottom line

If you cannot tell what is included by reading the scope without the salesperson standing beside you, the scope is not clear enough yet.

The next useful question

What affects the cost of exterior repair and light construction?

Exterior and light construction cost is driven by the amount of work, the condition underneath/around it, material choices, access, and what related work is included—not by one universal unit price.

Compare your options

Repair an exterior feature or replace the whole assembly?

Repair when the failure is isolated and the supporting assembly is still sound. Rebuild when deterioration, movement, rot, corrosion, failed posts/supports or repeated patching affects enough of the assembly that a localized repair would attach new work to failing material.

A closer look

Why can exterior construction quotes be so different?

Two exterior and light construction quotes can be far apart because the contractors may not be pricing the same preparation, materials, access, related work or completion standard—even when the headline description sounds identical.
