Bathroom remodeling cost is driven by the amount of work, the condition underneath/around it, material choices, access, and what related work is included—not by one universal unit price.

Who must handle the regulated work.
A cosmetic bathroom refresh may include work that does not itself require a DBPR construction license, but plumbing, electrical, HVAC, structural changes and other regulated work must be performed under the appropriate licensed trade or contractor. Permit requirements depend on the actual scope and jurisdiction.

What actually changes the price
- moving plumbing fixtures
- shower/tub rebuild and tile complexity
- waterproofing/substrate work
- vanity/top/fixture selections
- electrical/lighting/ventilation changes
- hidden water damage and only-bathroom sequencing
Why a small-looking job can still cost more
Mobilization, difficult access, matching, protection, permits or repairing what is underneath can outweigh the visible size of a small project.
Where low estimates often leave gaps
- one quote includes complete wet-area rebuild and another assumes existing substrate remains
- fixture allowances differ widely
- plumbing/electrical changes are included or excluded
- tile area/pattern and niche/detail work differ
- paint, glass, accessories and punch work may be separate
Bottom line
A useful price is attached to a defined scope. The cheapest number is not cheap if the missing work comes back later as extras.
