What a complete roofing scope includes

The scope should describe the actual work package, not just the trade name.

  • roof areas and known leak/damage locations
  • material/system being repaired or replaced
  • tear-off and disposal
  • underlayment, flashing, penetrations and edge details
  • decking repair allowance or process for concealed damage
  • permit/inspection and cleanup responsibilities

What should be specific before pricing

Quantities, locations, selected products or clear allowances, preparation assumptions and restoration boundaries should be visible enough that two people can understand the same job.

The gaps that cause change orders

  • one contractor includes more decking/flashing work
  • material system and warranty terms differ
  • tear-off assumptions differ
  • ventilation/penetration details are treated differently
