Roof repair and replacement are licensed roofing-contractor work in Florida. OttoServ may coordinate the project, but the regulated roofing scope must be contracted and performed through an appropriately licensed roofing contractor, with permits and inspections handled when required.

The most common reasons the numbers are different

  • one contractor includes more decking/flashing work
  • material system and warranty terms differ
  • tear-off assumptions differ
  • ventilation/penetration details are treated differently
  • permit, disposal and cleanup are not included equally

A higher price is not automatically better

More money only means more value when the proposal explains what additional work, material, risk or responsibility the price actually buys.

A lower price is not automatically wrong

A contractor may genuinely be more efficient or have better buying power. The problem is a low number that depends on omitted work or unrealistic assumptions.
