Two exterior and light construction quotes can be far apart because the contractors may not be pricing the same preparation, materials, access, related work or completion standard—even when the headline description sounds identical.

“Light construction” is not a licensing exemption. A simple nonstructural task may have different requirements from work affecting structure, the building envelope, utilities or other regulated systems. The exact scope and jurisdiction determine which contractor license, permit or design professional is required.

The most common reasons the numbers are different
- one quote repairs only visible damage and another replaces the supporting assembly
- material grades or hardware differ
- demolition/disposal is handled differently
- site/grade complications are included or excluded
- finish or restoration boundaries differ
A higher price is not automatically better
More money only means more value when the proposal explains what additional work, material, risk or responsibility the price actually buys.
A lower price is not automatically wrong
A contractor may genuinely be more efficient or have better buying power. The problem is a low number that depends on omitted work or unrealistic assumptions.
Bottom line
Normalize the work first. Then compare the price.
