What actually changes the price

  • square footage plus waste/layout
  • product and underlayment
  • tear-out and disposal
  • subfloor leveling, repairs or moisture remediation
  • stairs, closets, angled layouts and transitions
  • baseboard work, furniture/appliance moves and occupied-room sequencing

Why a small-looking job can still cost more

Mobilization, difficult access, matching, protection, permits or repairing what is underneath can outweigh the visible size of a small project.

Where low estimates often leave gaps

  • different flooring products or wear layers
  • different waste factors or measured areas
  • subfloor preparation is included in one quote and treated as extra in another
  • baseboards, transitions and door undercuts are handled differently
  • furniture moves, demolition or disposal are not priced the same

Bottom line
